Will 2025 Mark the ‘Year of Delivery’ for Dubai Real Estate?

Dubai’s real estate market is poised to make 2025 the ‘Year of Delivery,’ with an estimated 42,000 units expected to be completed, according to industry projections. This represents a significant 35% increase compared to the 27,541 homes delivered in 2023. Looking ahead, 2026 is anticipated to see another 60,000 units handed over, further solidifying Dubai’s position as a global real estate hub.

Currently, Dubai has 1,180 real estate projects under construction, with a staggering 325,546 residential units in development. Despite this surge in supply, developers remain confident that the market will maintain its strength. “Dubai’s real estate sector continues to thrive due to unwavering global demand and a growing population nearing four million,” said Vir Vijay Doshi, CEO of Vincitore Group, in an interview with Khaleej Times.

In 2023, Dubai’s real estate transactions reached an impressive Dh761 billion, including Dh526 billion from buying, selling, and mortgages. Vincitore Real Estate recently completed Vincitore Benessere, Dubai’s first wellness-focused luxury residential project. Situated in Arjan, near Dubai Miracle Garden, the development features 380 residential units and 39 retail spaces. “We are also on track to deliver another exciting project by the end of this year, further enhancing our portfolio and supporting the sector’s growth,” Doshi added. Vincitore plans to launch projects worth Dh5 billion in 2024.

While the development process can present challenges, Vincitore has streamlined its operations to ensure efficiency. “Our projects sell out quickly, and we simultaneously focus on construction and delivery. Although factors like supply chain disruptions, labor shortages, and quality control can pose hurdles, the strong support from the government helps us overcome these challenges effectively. This support is crucial in maintaining momentum and ensuring successful project completions,” Doshi explained.
